An average asphalt shingle roof should last between 25-30 years. There are many factors to consider when estimating the life of your roof. We would recommend starting your attic , look around for damp spots , rotten wood or anywhere you can see light coming through.It’s helpful if you know when it was replaced and what materials were used. If a roof has been recovered over old shingles the longevity of the roof will decrease substantially. We would always recommend starting with a solid dry surface , replace all damaged and weathered material.
